Terms & Conditions

Check-In & Registration:

All guests must check-in and register at one of our offices based on building location: (Vail arrivals)  Mill Creek Court Bldg,   (9 Vail Road Front Desk for 9 Vail Arrivals), or  at  Strawberry Park (Beaver Creek arrivals).  This reservation is specific only to the guest named on the confirmation.  Only the Guest named on the confirmation may check-in.

Payments & Advance Deposits

50% DEPOSIT IS REQUIRED WITHIN 2 DAYS OF RESERVATION. FINAL PAYMENT IS REQUIRED 30 DAYS PRIOR TO ARRIVAL! FULL PAYMENT ON CHRISTMAS AND NEW YEAR'S RESERVATIONS DUE BY NOVEMBER 1ST. CASH, VISA/MC, DISCOVER, TRAVELERS CHECKS or PERSONAL CHECKS with GUARANTEE are acceptable forms of payment. (Sorry, we do not accept American Express). Advance deposits may be placed in interest bearing accounts. Vail Realty will be the sole beneficiary of any interest earned. Unit and rates are not guaranteed until deposit is paid.

Reservations Confirmations

Reservations are not confirmed until payment is received and accepted by Vail Realty.  Vail Realty reserves the right to terminate any advance reservation prior to the acceptance of required deposit based on the sole discretion of Vail Realty

Cancellation Policy

In the event of cancellation, a refund of deposits paid less cancellation fee ($50 per night/$200 minimum; $100 per night/$400 minimum on Christmas & New Year's reservations) will be made only if written notice is received at least 30 DAYS PRIOR TO ARRIVAL DATE or by October 1st on Christmas & New Year's reservations.  Cancellations less than 30 days of arrival, or after October 1st on Christmas/New Years reservations, are non-refundable.  (EXCEPTION:  Reservation of stays greater than 20 days are subject to same cancellation fees, but written notice must be received 60 days prior to arrival. Cancellations with less than 60 days notice are non-refundable.)  All re-booked space is subject to a 20% re-booking fee.

Late Arrivals

All late arriving guests, must call and make arrangements for late check-in instructions.  Failure to do so, may result in a lockout upon your arrival into Vail or Beaver Creek, with no refund or reimbursement of any additional cost.  Guests arriving after normal office hours are required to register the next morning to the respective Vail Realty office/front desk.   Failure to check-in will result in suspension of housekeeping services and, if applicable, the termination of electronic key code. 

Security Deposits

A security deposit in the form of a open, signed Visa/Mastercard or Discover imprint is required of all guests at check-in. Security deposit imprint may be used as a security/damage/telephone deposit, key deposit, and to settle any amounts owing, charges incurred or "BALANCE DUE" with respect to this reservation at check-out. Credit card imprints will be retained for a minimum of 30 days after departure.

Travel Insurance

TRAVEL INSURANCE IS RECOMMENDED! The cancellation policy and applicable cancellation fee are not subject to change due to unforeseen circumstances of the rental guest (for example, personal health, family emergency, business conflict). Please contact us for more information on TRAVEL INSURANCE.


Parking is limited to 1 vehicle per unit. Please note Creekside DOES NOT HAVE ON SITE PARKING. In Vail, additional fee parking (at guest expense) is available in public parking garages. In Beaver Creek, additional fee parking is available at public lots located at the entrance to Beaver Creek Resort (at guest expense).



Cable Television & Internet / Wifi

Cable television, Internet, and/or WIFI are free services offered by properties that Vail Realty represents.  Vail Realty does not guarantee the reliability, consistency or quality of these services and interruptions in service in our mountain community is not unusual.  Guest(s) acknowledge that there will be no rate adjustments or discounts for interruption or outages of these services during occupancy.
